One of Plan Heaven’s trained inspectors will,
Visit the site and inspect all building elements, infrastructure and common property.
Prepare a description and condition assessment of all of the development’s building elements, infrastructure and common property.
Provide recommendations for jobs and technical assessments that should be carried out in every year covered by the plan and estimate the cost of each.
Prepare a funding cash flow forecast.
Determine whether or not the body corporate has opted out of having a long-term maintenance fund and whether they have opted to exclude or include the maintenance of any item and reference these in the plan.
Write up all of the information in a compliant and responsive online document in accordance with best practice.
Print and supply hard copy drafts for review and edit if required.
Carry out edits as instructed until the draft is ready to be presented to owners at the AGM.
Once approved by the AGM, change the status of the plan to “approved”, lock the plan in Plan Heaven and print and supply copies of the now approved final plan as required.
Setup is the only option in the first year (unless you DIY setup) but is not required again, unless the body corporate closes its account with Plan Heaven and wishes to open it again at a later date.
